Environmental Responsibility as an Investment Strategy for a Pension Fund
The General Board of Pension and Health Benefits of the United Methodist Church oversees $15 billion in investments and has a culture that emphasizes responsible investment and long-term stewardship. When the organization consolidated its offices in a new headquarters building, GBOP elected to work with us to pursue LEED certification, which was in keeping with the organization’s core values. The project exceeded expectations earning LEED Gold certification.
As part of a broader outreach effort to understand the actual energy consumption of the buildings we design, CannonDesign approached General Board leadership with the offer to review energy consumption for the building for the two years since the completion of the project.
A brief audit and walkthrough uncovered significant differences in building schedules from our expectations to current operation—extended hours for running mechanical systems at the start and end of the day (63% more hours than expected) created a significant added energy consumption. CannonDesign estimated that low- and no-cost changes to the systems would allow GBOP to reap in excess of $40,000 in annual energy cost savings.
